A PLANNING application for ‘permission in principle’ to build a single residential dwelling on a site adjacent to the A40 at The Lea has been submitted to Herefordshire planners.
The parcel of land forming the site is currently an underutilised plot bound on three sides by existing residential development.
The applicant believes that a small development of a single property can be easily accommodated on the site in which the build would respects the character of the area.
Zesta Planning Ltd, the agent for the applicant states that a suitable access arrangement could be achieved at the site off the A40 where the road is subject to a drop in speed limit to 30mph.
The agent suggests that a new internal driveway would be formed to accommodate the dwelling and the dwelling would benefit from a private driveway for parking of vehicles. There is ample space within the site to provide generous outdoor amenity space and landscaping.
The agent points out that should the dwelling be granted planning permission it would benefit from generous garden space and off-road parking and manoeuvring space so that vehicles can exit in forward gear and ensure highway safety.
The actual design of the property, its dimensions and the material it would be constructed from would be submitted when and if permission in principle is granted,
“However, it is envisaged that the design will reflect the character of existing housing in the area particularly drawing from the detached dwellings immediately north, Hunters House opposite and The Oaks to the immediate south,” said the agent who added that dwellings in the area comprise a mixture of render and more traditional brick façade and traditional window proportions with most dwellings being rural/agricultural in their appearance.
Zesta Planning Ltd added: “Whilst it is acknowledged that the site itself is technically ‘open countryside’ being outside of the settlement boundary, and with extensive ‘open countryside’ comprising rolling fields to the west, the spatial context of the site needs to be considered.
“The site adjoins the settlement boundary; it is close to the settlement core and would appear as an ‘infill’ development being surrounded on three sides by 30 existing homes.
The site benefits from significant vegetation along its western boundary which separates and screens it from the wider open countryside beyond.
