AN outline planning application has been submitted to Herefordshire planners to build two bungalows in the village of Glewstone.
The application also details plans for the construction of new vehicular access on the land which lies east of the property known as Broadmead, and adjoins the main built-up area of the Glewstone settlement.
The site comprises part of a domed field that lies to the immediate east and north of the existing residential properties in the village. It also lies within the Wye Valley National Landscape, but not within a conservation area, within its setting or within that of a listed building.
Perceptually, the site is an attractive lowland rural landscape with wide views across generally dark, rolling landscape punctuated by church spires.
The applicant’s agent Paul Smith Associates suggests that relevant landscape management measures will be undertaken and include the improvement of the quality and continuity of existing hedgerows and hedgerow trees.
The development aims to be considerate of the dispersed pattern of small hamlets by considering the appropriate scale, mass and layout is within keeping with the existing low-density settlement character and its overall landscape setting.
Paul Smith Associates states that they are sensitive to the changes proposed, but that the outline design has been tempered due to the site being screened by existing roadside hedgerow and its embankment and the domed topography of the field which provides a developed context background with the existing residential development.
The choice of bungalows proposed will be built to a low density with an intervening wildflower area that would surround part of the development.
It is proposed that the upper parts of proposed bungalows will be built with appropriate-coloured roof materials.
The agent points out there is considerable scope for new hedgerows and tree planting along the north-western and western site boundaries along with the augmentation of the roadside hedgerow.
This new planting scenario would reduce the visual and landscape effects of the proposed bungalows whilst reflecting the existing field pattern and distinctive characteristics of the local landscape.
The agent states that any such tree and hedgerow planting scheme could be made he subject of a reasonable planning condition imposed upon the grant of planning in principle for the proposed development.
