CHARITIES, which have been generously gifted land at Greytree. are now engaging with the local community over the site’s proposed development.

And because the charities, both local and national, are in receipt of the gift, the development is not being driven by the same commercial factors as a speculative house builder.

This means there is greater flexibility over the scale and layout of the development and the inclusion of a large area of publicly accessible open space.

The charity-owned site is located on the northern edge of Greytree, and comprises 2.85 hectare of paddock

The Pegasus Group is acting on behalf of the charities and is seeking engagement with local residents and after which the subsequent feedback will form part of its public consultation.

A spokesperson for the group said that comments from the pubic may influence the design process, prior to any planning application being formally submitted to Herefordshire Council.

At present the Pegasus Group is working on a high-quality development scheme of up to 35 new homes being prepared, which will include a range of properties, including affordable homes to help meet local needs.

The proposal will include a new access from Second Avenue, alongside the creation of public open space, children's play areas, sustainable drainage features, and comprehensive landscaping.

The site provides significant scope for the provision of a mix of family homes which would sit alongside the existing residential area of Greytree.

The River Wye passes within 600m but the proposed site has been identified as lying outside of the fluvial and tidal flood risk zone, according to the Environment Agency’s published flood map for planning.
