A PLANNING application has been submitted for the change of use of a redundant barn in Goodrich so that it can become a two bedroomed dwelling.

The application for the agricultural building, known as The Loamings at Goodrich, sits in an existing paddock between the Goodrich Cross and Church Pitch.

A tall mature hedge runs along the roadside boundary to the south, and a public footpath runs along the northern boundary linking Goodrich Cross to the rest of the Village.

The site is immediately adjacent to Bivi Meadows, a very recent development of nine new dwellings built in a farmstead style.

The barn has continued to be used for agricultural storage purposes until early this year when the property was sold.

A planning application for the barn to be converted into residential use was refused in March 2022 because of its domestic character, appearance and setting as it would have a detrimental impact on its surroundings and rural landscape setting.

The applicant, John Parry, has since been told by Herefordshire planners, that in principle, development could be supported within the site.

The application acknowledges that the Government attaches great importance to the design and that it is a key aspect of sustainable development and making it suitable for making any development acceptable to communities.

Whilst it is recognised that the site sits outside the defined development boundary in the adopted Goodrich and Welsh Bicknor Neighbourhood Development Plan of March 2019, which is now substantially out of date and further development has taken place close to the site since the plan was adopted.

The proposal suggests that the developer will retain the barn’s existing timber cladding and roofing materials and intends creating a limited number of new window openings along wirg the installation of solar panels on the rear elevation of the building.

The applications also acknowledges that this modern agricultural building itself sits within a field entirely separated from the closest of a number of heritage properties - Goodrich Manor – but is separated by the new development at Bivia Meadows.

The other listed buildings close by included New Barn House located approximately 80 metres from the site and the Church of St Giles, and a Grade II Listed Monument within the churchyard, both approximately 350 metres east of the site.
