A DISUSED parcel of land complete with a barn could be demolished and a three bedroomed home built in its place.
The site, known as Orchard Barn at Little Peterstow Orchard currently has a prefabricated concrete building with a corrugated roof and gables that are possibly asbestos.
The barn’s scale and construction does not lend itself well to conversion under Class Q permitted development,whereby converting agricultural buildings can be converted into homes without the need for full planning permission.
The intention is to demolish the barn and create an alternative new build home. The proposed house would be located on the same footprint as the barn currently stands and is of a scale proportionate to the barn itself in depth and eaves height.
The width of the building is 12.2m wide and 7.5m deep. The maximum eaves height is 4.4m and a maximum ridge height of 7.2m
The appearance is a simple one-and-a-half storey house with dormer windows to the south side of the building so that they are not visually dominant from the roadside and public view.
The design is a simple cottage-like structure which is more akin to the surrounding area. The material palette is influenced by a more rustic nature. The walls will consist of a vintage mixed stock brick along with a natural slate roof. The brick is influenced by the main house at Little Peterstow Orchards.
Agent IJW Design and Consulting states the main structure will be of highly insulated prefabricated construction, most likely timber frame.
The heating and hot water will be via a heat pump; the ventilation will be controlled by a mechanical ventilation with heat recovery system. Electricity usage may be supported by solar panels with possible battery storage in the garage.
The current land on which the existing barn sits is all grass with no other form of plantation. It is proposed to install a mixed species hedgerow to the south and east of the garden, leaving open views to the orchard to the north of the site.
Access to the property would be via a country lane which already serves a handful of properties.
