THE proprietors of Baileys Homestore are seeking outline planning permission for the construction of two self-build dwellings at The Yard, Whitecross Farm, in Bridstow.
And while the application does not have any details on the two buildings the dwellings will have an upper limit height of 7.5 metres based on two stories and a 35-degree roof pitch.
If single story homes are ultimately proposed the height lower limit could be 5.3 metres.
The width of the front elevation at the upper limit will be 10.5 metres. At the lower limit the houses could be 9.0m wide.
The depth of the buildings at the upper limit could be 11 metres and 6.5 metres at the lower limit. It is proposed that two-, three- or four-bedroom properties are being considered.
Agent Tompkins Thomas Planning states that this proposal suggests a degree of flexibility for the eventual design to be resolved at reserved matters stage. The upper and lower dimension limits reflect the surrounding built context.
The site is located to the north-east of Baileys Homestore at Whitecross Farm and comprises an open area of land that is partly gravelled and partly bare earth. It has been left unmanaged and has since become overgrown with vegetation.
The land is currently used for ad hoc storage associated with the wider Whitecross Farm site. The site is located within the Wye Valley National Landscape and is located within the River Wye Special Area of Conservation.
There are two listed buildings in the vicinity of the site: Whitecross Farmhouse (Grade II) and The Barn, Cowhouse and Granary which are arranged around a central courtyard. The application site forms a discrete parcel of land and does not fall within the curtilage of either building.
The agent states that pre-application advice was sought from Herefordshire Council in relation to the construction of two self-build dwellings on the site.
The submission was initially made in the summer of 2024, and the planning officers considered the site fell outside the built-up area of Bridstow and was therefore within open countryside.
It is proposed that once outline planning permission is achieved, the two plots will be purchased by a self-builder who will subsequently design the dwellings to meet their needs whereby the proposals will be self-build dwellings.
