PLANNING permission has been granted to extend an existing disused single garage building and convert it into holiday accommodation.

The building sits within the residential curtilage of ‘Fairfields’, a single storey dwelling in Peterstow and the garage is surplus to requirements.

The aim of the development is to provide the owner with a secondary income source while providing a high-quality single unit destination for holiday makers.

The building with a single storey extension has been designed to provide a single bedroom accommodation for a couple with the overall result provide a good level of privacy for holiday makers whilst also affording the applicant a reasonable level of supervision and responsiveness to queries or issues.

The proposed development seeks to increase the tourism offer within the County by expanding the range of self-catering facilities on offer in the area.

The agent for the applicant Bernard Eacock Ltd states that providing such accommodation does not have an undue impact upon the environment, landscape or heritage values and added that the converted building will only be used as self-catering holiday let with no additional structures being erected on the site.

The agent confirmed that there will be no changes to the layout of the site aside from the proposed extension.

The agent emphasised that the size/scale of the building, as proposed, does not dominate the site with the single-storey extension being erected to provide kitchen, living room and entrance.

No changes to the existing landscaping are proposed and the existing vehicular access will be used to serve the site.

No additional access arrangements are required or necessary to serve the proposed use.

The approval notice states that the building should not be occupied for more than 28 consecutive days and shall not be re-occupied by the same occupier following the 28 days consecutive days stay.

The notice does not allow for any external lighting other than the maximum of one external down-lighter above or beside each external door.

The planning officer stated that it has been able to grant planning permission for an acceptable proposal, in accordance with the presumption in favour of sustainable development, as set out within the National Planning Policy Framework.

The planning officer confirmed that the proposed change of use and extension of existing outbuilding to form holiday let was permitted.
