AN application to determine if prior approval is required for the conversion of an agricultural building to one dwelling has been submitted with Herefordshire planners confirming that it is not necessary.
The planned conversion agricultural Building at Greenfields in Dilwyn has already been established that the existing structure already benefits under a full planning application to provide secure storage facilities as an agricultural machinery store for Small Feet Farming.
The building is formed as a timber-built structure placed on a concrete floor slab.
The above ground structural elements of this timber frame building are formed by substantial timber posts set and suitably fixed into a timber ring beam at the base of all external walls of this agricultural Building which is mechanically fixed Into the concrete floor slab.
The roof coverings on the shallow pitched roof areas are formed by a series of timber sarking boards laid on top of the timber roof structure in turn Is overclad In corrugated metal roofing sheets to which metal ridge and verge flashings have been provided.
The existing agricultural building has a number of double glazed UPVC windows providing natural light to various subdivided Internal room areas formed within the property.
Throughout the building the ceilings are covered and formed of plasterboard to which, plaster skin finish has been applied. Internally the building has been subdivided to create a number of separate internal rooms by the previous site owners.
The property also comprises a number of internal doorways and architraves finished with internal decorative Colonist style doors.
The existing building also benefits from hot and cold-water services connected to a staff kitchen fitted and is still connected to the onsite waste drainage installation
The agent, AW Morris, points out that the previous planning permission approval enables it to benefit from prior approval rights to enable it to be converted into a dwelling.
The planning officer observed that the property is situated immediately adjacent to the A4112, some 1.6km south of the village of Dilwyn and that the proposed conversion of an agricultural building form a single three-bedroom dwelling was acceptable.
The access currently serves a total of four dwellings, comprising the Small Feet Farm site and three holiday let chalets, and therefore is required to comply with Herefordshire Council’s Design Guide standards for private drives.
