AN application for a self-build conversion of The Barn at Tre Essey Cross, Llangarron into a six-bedroom dwelling has been submitted to Herefordshire planners.
The Barn at Tre Essey cross is believed to have been built in the 1940s and was used as a packing shed for strawberries produced in the fields surrounding the property. More recently the property has been used as a farm building to store crop produce and machinery.
Prior approval was granted in March 2023 for the conversion of the barn into a residential dwelling.
The application site currently comprises of a large plot, approximately one acre with a redundant farm building on it. The site is fairly level with mature hedgerow surrounding it.
Further hedgerows will be added to the remaining boundaries to encourage wildlife/nesting birds. The proposed parking areas will be surfaced in permeable hardstanding/paving, and the proposed patio areas to the rear garden will be surfaced in natural stone paving.
There are only two residential properties close by which are constructed of brick/block and render with slate roofs.
The proposal is for the barn to be converted into a six-bedroom dwelling for multi-generational living. All interim ground floor doors will be wide enough to allow passage by a wheelchair user, and ground floor electrical sockets will be fitted so as to allow them to be accessible by a wheelchair user.
The proposal is of low density with the dwelling set on a good-sized plot without compromising the privacy of any neighbouring dwelling.
The applicant states that whilst paying careful attention to retain the barn’s existing features, the current roof is believed to contain asbestos so will be removed by specialist contractors and replaced with a dark slate tile.
It is also proposed that solar panels are installed on the southern side of the roof, together with an air source heat pump system to provide maximum energy efficiency and sustainability.
Mr and Mrs Young said: “The scheme is one that we believe responds positively to the site and its surroundings, by turning a redundant building into a wonderful environmentally friendly family home.
“Our proposals ensure there is no detrimental impact on neighbouring properties, and we request that permission be granted for this application.”
