Madam, This is for the attention of anyone wanting to protect so far undeveloped land in Ross-on-Wye, in this case, a large green field which lies along the spine road of Greytree and backs on to the A40 dual carriageway.

The applicant, K. W. Bell Homes has submitted a new application for 14 houses and has employed Walker Stuart Planning and Development Consultants.

The original application was refused last year on numerous UDP Policies which are, I understand, still being contravened in their new application. Ross Rural Parish Council held an extra-ordinary meeting on May 31st 2012 when they unanimously opposed the Planning Application.

Regarding this new application RRPC held another extra-ordinary meeting, last Wednesday, 30th January, 2013, this time they were divided in their opinions, however, the majority decided to oppose the new application on the grounds of density and scale. So if they change the application for fewer houses would it be granted?

The following are reasons why I believe it should be refused: Contrary to Policies regarding the impact of it within The Wye Valley Area of Outstanding Natural Beauty; Contrary to Policies DR2 and DR13 of Herefordshire Unitary Development Plan; Contrary to Policies regarding the National Planning Policy Framework; It is arable land; It is recommended that the land should not be developed due to its geological nature (would damage structure); Highways Safety issues (volume of traffic on an already busy road).Also please note: Proposed traffic calming measures i.e. speedbumps (not required unless application is granted, bear in mind this is a bus route); Loss of adequate parking/turning for existing residents; Disruption to residents including noise and disturbance; Visual appearance; A proposed unsightly metal barrier to reduce road noise ( again, not required unless application granted); Loss of trees, hedges and wildlife.

The deadline for representations is Thursday February 14th NOT the 20th as stated on Herefordshire Council Website. Please act now because if granted, it could be 14 houses now but potentially four or five times that amount in the future. Thank you,
