IT’S all systems go for the proposed new Canotto Lounge in Ross-on-Wye as it’s been approved for its new signage and the installation of an air conditioning system.

The application site, formerly The Original Factory Shop, is part of Maltings Shopping Centre, with the main access being from Broad Street.

There are existing fascia and hanging signs advertising the former tenant.

The dimensions of the proposed hanging sign to the northwest (front) elevation onto Broad Street would appear to project further from the face of the building than the former projection sign, although at a higher base height from the ground.

The report states that the proposed hanging sign is unlikely to impact the functionality of existing public space surveillance CCTV assets and therefore there are no apparent issues to raise.

Planning officer Chloe Allen-Hewitt said in her conclusion that the originally proposed brass swan-neck light fittings above the two fascias were considered inappropriate and out of keeping with the prevailing character and appearance of shopfronts along Broad Street.

She added: “Officers therefore requested amendments to replace these fittings with a more discreet trough downlight. Revised drawings were subsequently submitted, replacing the swan-neck lighting on the principal elevation fronting Broad Street, whilst retaining similar fittings above the fascia on the southern elevation.

Meanwhile Herefordshire planners have approved a scheme for the installation of plant equipment along with some minor alterations.

New ventilation terminals are proposed on the northeast elevation, along with four new external air conditioning units.

Ms Allen-Hewitt said that this application does not seek planning permission for change of use of the premises from retail to a restaurant/bar, as such change of use is legally permitted and added: “The proposal solely relates to the external alterations of the building, including installation of air con units and new ventilation terminals.

“The majority of the proposed works comprise internal alterations and replacement of plant equipment within the existing service yard, which are not considered to give rise to heritage concerns when taking into account the commercial context and functional character of this service yard.”

However, the owners of the Canotto Lounge, which is investing £1 million into the project in Ross may have to drop plans for outdoor seating as Herefordshire Council’s licensing officers objected to the inclusion of an outdoor seating area on Broad Street comprising seven tables and 18 chairs.
