PLANS have been submitted to Herefordshire planners for a self-build project to modernise the run-down former Post Office building in Much Marcle.
The owner wishes to create an energy efficient, comfortable and healthy family home by combining the former retail portion of the building by amalgamating it with the original residential part.
The application also requests remove the single-storey flat-roof extension at the south-east corner of the property, facing the A449.
It also requests removing the chimney down to below ground-floor level as the plans are to reconfigure and simplify the layout.
It is also proposed that the existing kitchen on the ground floor will be combined with the rear lobby, study and the remaining part of the utility room to create a single kitchen and dining room with a utility room accessible from the east end of the room.
And by moving the main exterior door from the south elevation to the east elevation, facing the A449, it will enable a downstairs toilet to be created along with a study room formed out of the existing entrance hall.
The application states that the final objective is to create a dining room and a further reception room in the remainder of the retail space.
On the first floor the proposal is to combine the two small dormers into one larger dormer and extend towards the west elevation.
The scheme also suggests that by combining the shower room, airing cupboard, landing cupboard and part of the loft void, it would create enough space for a fourth bedroom with a roof window.
And plans to convert the box room to a family bathroom and add an en-suite bathroom to the master bedroom.
These internal reconfigurations will also mean that the stairs will start at the south end of the entrance hall on the ground floor and rise to the centre of the first-floor landing.
The proposal states that it does not increase the volume of building located within the local flood zone and there is no reason why planning permission should be withheld based on flood risk.
The applicant states that proposed development qualifies as a self-build project in accordance with various legislation and confirms that he will occupy the resultant, enlarged residential property once completed.
