A PLANNING application has been submitted to Herefordshire planners for five new open market residential bungalows to be built in Bridstow.
The proposed site currently comprises part of the original garden area to a property known as Bridruthen and its adjoining paddock.
The proposed scheme comprises of four three-bedroom homes and one two-bedroomed dwelling in a sustainable location.
The agent for the applicant states that they have been designed to exceed current building regulation requirements for thermal performance, highly insulated walls and roofs and the layout of the proposed development has been carefully designed to sit adjacent the existing dwellings and the street scene.
The proposed bungalows will also follow the existing contours of the land without need for major earth movements and scarring of the site and will retain the mature hedgerows and trees bordering the site.
The agent adds that all internal ground floor doors will be wide enough to allow passage by a wheelchair user, and that the ground floor electrical sockets will be fitted so as to allow them to be accessible by a wheelchair user.
The proposed parking areas for all properties will be surfaced in permeable hardstanding/ paving, and the proposed patio areas to rear gardens will be surfaced in natural stone paving.
The remainder of the proposal site will be laid to lawn, providing a free draining, green amenity space, suitable for family home gardens.
The agent states that the proposal would give rise to significant benefits under the ‘social’ dimension and would be suitable for those with disabilities and added:” it is our view that the cumulative benefits of the application proposal are substantial.”
The application states that the buildings will be constructed using bricks, reconstituted slate, powder coated aluminium timber composite windows and stained timbered doors.
The drainage report states that the proposal is to manage all foul water flows through connection to the local mains sewer network, which is managed locally by Welsh Water’s Wilton Waste Water Treatment Works which discharges its outfall into the River Wye. It is predicted that if this proposed development does connect to mains sewer, it will increase this outfall volume creating nutrient pathways.
